Role of Vendor

  • Happy with our fee, contract given to Ninth Settlements.
  • Acknowledge receiving & signing off preliminary documents, working towards outstanding item/s advised in preliminary documents e.g. completing mortgage discharge, lodging FRCGW application with ATO.
  • Examines the settlement statement for any discrepancies in figures, including adjustments for rates, taxes, and utilities, as well as the agreed-upon purchase price, verify that all deductions and additions are justified and that the final balance aligns with the contractual terms.
Vendors

Role of Settlement Agent

  • Contract received, arranging preliminary documents to vendor, notifying our representation to all the stakeholder e.g. real estate agent, buyer’s settlement agent, mortgage broker etc.
  • Documents received, making sure all sign correctly, waiting for buyer to secure finance to initiate further proceeding.
  • Finance secured by buyer, settlement date established, notify all the stakeholder.
  • Ensuring contractual obligations are compliance, coordinating with legal representatives to validate property documentation.
  • Preparing settlement statement & sending to the vendor for examining.
  • Proceeds to finalize all necessary arrangements for settlement, coordinating with financial institutions to ensure the transfer of funds, updating stakeholders on the confirmed settlement details.
  • Liaising with legal representatives to complete the transfer of property ownership, marking the successful conclusion of the transaction, final statement sent to the vendor, notify all the stakeholder that settlement has been completed.
